Most of what trips people up here has nothing to do with the house itself. It's the flood zone and whether there's a current elevation certificate. It's the wind and homeowners insurance, which can swing a monthly payment by hundreds of dollars depending on the carrier and the street. It's knowing that when a named storm enters the Gulf, carriers stop binding new policies, and a closing set for that week may not happen.

Before Your House Ever Hits the Market

 

Most of what determines your sale price happens before the sign goes in the yard. We'll walk your house first and tell you what's worth fixing and what isn't. Sometimes that's paint and a deep clean. Sometimes it's leaving a dated kitchen alone because you won't get the money back.

 

Then we price it against what actually closed nearby in the last ninety days. That's the number we can defend to an appraiser.

 

Moving Off the Coast

 

If your next move takes you out of state, tell us early. We'll find you an agent on the other end and vet them ourselves instead of handing you a name from a database. Relocation goes badly when the two sides aren't talking, and we'd rather stay in the middle of it than hand you off and hope.

Randy Richardson

Randy Richardson is a Broker Associate and Team Leader of The 4th Right Team at CENTURY 21 J. Carter & Company, serving buyers and sellers across the Mississippi Gulf Coast. Based in Gulfport, Randy works throughout Gulfport, Biloxi, Long Beach, Pass Christian, Bay St. Louis, Ocean Springs, Waveland, D’Iberville and surrounding communities.

 

Licensed since 2017, Randy has built his business around helping people make smart, informed real estate decisions. His experience includes residential home sales, relocation, new construction, investment properties and helping homeowners prepare, price and position their homes to sell.

 

As a lifelong Mississippi Gulf Coast resident, Randy brings more than real estate knowledge to the table. He understands the things that make buying and selling property here different, including flood zones, wind and homeowners insurance, coastal construction, neighborhood differences, military relocation and the realities of living along the Coast.

 

Randy leads The 4th Right Team, one of the top-producing real estate teams in Mississippi. In 2025, the team helped 80 families buy or sell real estate and closed more than $20 million in sales volume. Randy personally helped 40 families and closed more than $11 million in real estate that year.

 

His work has earned recognition from CENTURY 21 and the Mississippi real estate community, including the 2025 President’s Team Award for CENTURION Team Production and Quality Service Pinnacle. Randy has also been recognized among leading real estate professionals on the Mississippi Gulf Coast and has been featured in Gulf Coast Real Producers and other real estate and housing publications.

 

Beyond sales, Randy is actively involved in the local real estate industry and community. He has served in leadership roles with the Gulf Coast Association of REALTORS® and continues to stay closely connected to the issues affecting homeowners, buyers and the Gulf Coast housing market.

A lifelong Gulf Coast resident, Natalie brings firsthand knowledge of the communities, neighborhoods and lifestyle that make this area unique.

She helps buyers navigate the home-buying process, assists sellers with preparing and marketing their properties, and works with clients relocating to the Mississippi Gulf Coast.

 

Known for her attention to detail, communication and hands-on approach, Natalie focuses on making each transaction as clear and manageable as possible. She understands that buying or selling a home is a major decision, and she takes the time to help her clients understand their options and feel confident moving forward.

 

Because Natalie has spent her life on the Mississippi Gulf Coast, she also brings valuable local perspective to conversations about neighborhoods, lifestyle, commuting, coastal living and the differences between communities along the Coast.

 

When she’s not working with clients, Natalie enjoys spending time with family and friends, being on the water and taking advantage of everything the Gulf Coast has to offer. Boating, coastal sunsets and time near the shore are a big part of the lifestyle she knows and loves.

Born and raised on the Coast and now based in Gulfport, Priscilla brings deep local knowledge and a strong understanding of the communities, neighborhoods and lifestyle that define this part of Mississippi.

Priscilla and her husband, Chris, call Gulfport home and enjoy the Coastal lifestyle themselves. When she isn’t working with clients or volunteering in the community, she enjoys spending time on the water, listening to live music and exploring the Gulf Coast’s local restaurants.
