Is Fall a Good Time to Buy a Home on the Mississippi Gulf Coast?

Is fall a good time to buy a home on the Mississippi Gulf Coast, with guidance on seasonal inventory, buyer competition, negotiating opportunities, and timing a fall home purchase.

Quick Answer: Yes. For most buyers, fall is one of the better times to buy a home on the Mississippi Gulf Coast. Realtor.com's 2026 Best Time to Buy report names September 27 to October 3 as the best week nationally, with listing prices about 3.5% below their summer peak. Here on the Coast, homes spent 71 days on market in August 2026, up from 58 a year earlier, according to the Gulf Coast Association of REALTORS®. The two catches unique to the Coast are hurricane season, which runs through November 30, and Mississippi's January 1 homestead exemption cutoff.

I get this question every September. People hear fall is a buyer's season and want to know if that holds true here. Mostly, it does. But the Coast runs on its own calendar, and the national headlines skip the parts that can cost you money.

Is fall really the best time to buy a house?

Nationally, the data says yes. Realtor.com studied listing prices, inventory, new listings, days on market, buyer demand, and price cuts from 2018 through 2025. The week of September 27 to October 3 scored best for buyers. During that week, buyer competition typically runs about 30% below its yearly peak. Homes also sit about 13 days longer than they do at the busiest point of the year.

Here's what the headline leaves out. Gulfport-Biloxi isn't one of the 50 metros in the study, so there's no official best week for us. The Southern markets that did make the list are spread across the calendar. Houston matches the national week. Birmingham's best week is October 18 to 24. Jacksonville and Orlando land in late October, and Tampa doesn't hit its best week until November 29. Treat fall as a season, not a single week.

What does the Gulf Coast housing market look like heading into fall 2026?

Buyers have more time and more choices than they did a year ago. The Gulf Coast Association of REALTORS® reported 2,488 homes on the market in August 2026, up 5% from August 2025. Sales fell 10% to 519, and days on market climbed to 71.

Using August's sales pace alone, that works out to roughly 4.8 months of supply. That number is how I judge who holds the edge, and I explain how to read it in my post on whether the Coast is a buyer's market or seller's market.

Don't mistake slower for cheaper, though. The average sales price was $257,275 in August 2026, up 3% from a year earlier. Prices haven't dropped. The pace has. Sellers can't count on a quick offer anymore, and that gives you room to ask for things. For numbers by area, check my market snapshot.

Does hurricane season make fall a risky time to buy on the Coast?

It adds a wrinkle, not a reason to wait. Hurricane season runs June 1 through November 30, and activity usually peaks from August through October. When a named storm heads into the Gulf, many carriers pause new policies in the threatened area. Your lender won't close without insurance, so a storm can push your closing back even if it never comes ashore here. I walk through that in my post on named storm closing delays.

The fix is planning. Get an insurance quote before you write the offer, not after. Leave a few spare days in your closing date. If the house has an older roof, find out early whether carriers will write it, because roof age can stop a policy cold.

Fall has one hidden upside. You're shopping right after the wettest, stormiest stretch of the year. Water stains, soggy spots in the yard, and drainage problems are easier to spot in October than in March. If the home sits in a flood zone, ask for the elevation certificate before you make an offer.

Do sellers on the Gulf Coast negotiate more in the fall?

Many do, especially sellers who listed in spring and are still waiting. Realtor.com found that about 5.7% of homes nationally get a price cut during the fall best week, one of the strongest weeks of the year for reductions. A price cut isn't always your best ask. At a 6.76% rate, a $5,000 price cut lowers your principal and interest by only about $32 a month. A $5,000 seller credit covers $5,000 you'd otherwise bring to closing. Ask your lender whether a credit could go toward a rate buydown instead.

Why does a December closing matter for Mississippi property taxes?

It decides whether you get your homestead exemption next year or wait an extra year. The Mississippi Department of Revenue says you have to own and live in the home as your primary residence on January 1. Your deed also has to be recorded with the Chancery Clerk before January 7. Then you file with your county tax assessor between January 1 and April 1.

Close on January 10 and you've missed it. You'll go a full tax year without the exemption and file the following January. I break down who qualifies and what it saves in my homestead exemption guide.

Plan around the holidays, too. Closing attorneys, lenders, and county offices all slow down around Thanksgiving and Christmas. If homestead matters to you, aim to close by mid-December, not December 30.

Should you wait for mortgage rates to drop before buying this fall?

Waiting only works if prices and competition hold still while you wait, and they rarely do. The 30-year fixed rate averaged 6.76% as of September 10, 2026, up from 6.35% a year earlier, according to Freddie Mac. Realtor.com left rates out of its seasonal study because rates don't follow the calendar.

Seasons are predictable. Rates aren't. If rates fall this winter, the buyers who sat out fall will likely come back at the same time, and the room you'd have had in October shrinks.
