In practice, you pay county and school district property taxes, but no city property tax. If it's your primary home, file for your homestead exemption. Law enforcement comes from the Jackson County Sheriff's Department, not a city police force.
Fire protection comes through county fire districts, and this one matters for your wallet. Your homeowners insurance premium depends partly on your property's fire protection class rating. That rating depends on how far you are from a responding fire station and a water source. Two houses a few miles apart in Vancleave can carry noticeably different insurance costs for that reason alone. It's one more reason to get the insurance quote before you make an offer.
Confirm water and sewer, too. Many properties here run on private wells and septic systems instead of municipal service. That's normal out here, and it's not a problem. Ignore monthly medians in Vancleave. Look at comps with comparable acreage and comparable square footage.

The Jackson County School District also runs separate attendance centers for St. Martin and East Central. St. Martin High earned an A and East Central High earned a B, so a Jackson County address doesn't automatically mean Vancleave schools or the same results. Confirm zoning for the exact address.
How far is Vancleave from Ocean Springs, Pascagoula, and the coast?
