Quick Answer: There is no honest ballpark for home insurance on the Mississippi Gulf Coast. A local risk advisor told me a $200,000 Gulfport house could land anywhere between $1,000 and $10,000 a year, and she meant it. Insurify projects the Gulfport-Biloxi metro average at $7,459 for 2026, well above the $3,833 Mississippi statewide figure. Published statewide averages range from about $2,514 to $5,161 depending on which site you read. The only number that means anything is a real quote on a real address.

I used to give a range. I don't anymore, and here's why.

Because the estimate would be wrong, and a confident wrong number is worse than no number at all.

I asked Kelsey Carlson, CISR Elite, a Personal Lines Risk Advisor at Lemon Mohler Insurance, for her normal planning figure on a $200,000 to $230,000 house in Gulfport. She wouldn't give me one. She told me she almost never gives a ballpark, because there are way too many factors at play in determining a rate. Value of the home is just the surface. Everything else can widen the range by thousands.

Her honest answer for a $200,000 home was $1,000 to $10,000 a year.

That's a tenfold spread on the same purchase price. That's not an agent dodging the question. That's an agent refusing to lie to you.

What Actually Drives a Home Insurance Premium on the Mississippi Gulf Coast?

Roof age is the big one. It affects your premium and it can decide whether a carrier will write the house at all. Most carriers start depreciating roof value somewhere around fifteen years, and a few won't write a roof older than ten.

After that it's whether wind is included or excluded, how far you sit from open water, your flood zone and elevation, construction type, the deductible structure, credit, and the claims history on the property itself. Not just your claims. Claims filed by the people who owned it before you.

How Much Does Wind Coverage Add to a Gulf Coast Policy?

More than anyone from inland expects. A lot more.

Kelsey put the difference between a wind inclusive homeowners policy and the exact same policy with the wind portion stripped out at roughly a $700 bill versus an $8,000 bill. Same house. Same coverage limits. One peril.

She said something else that stuck with me. You could pick up a house sitting on Highway 90, move it to Wiggins, and the premium would probably be cut in half.

Same square footage. Same roof. About an hour north. Half the cost. That's the single thing people relocating from Memphis, Atlanta, or Nashville underestimate most, and they usually find out about it after they're already under contract.

Why Do the National Averages Disagree With Each Other?

Because they're all measuring different sample homes, and none of them are measuring yours.

Right now, published Mississippi statewide averages run from about $2,514 to $5,161 a year depending on the source. Each one uses its own dwelling coverage amount, its own deductible, its own assumed credit profile. Insurify puts the state at $3,833 for 2026 and the Gulfport-Biloxi metro at $7,459.

Every one of those numbers can be technically accurate and still useless to you. A statewide average blends Wiggins with Waveland. Those are not the same insurance market and they never have been.

What Should I Budget While I'm Still Shopping for a House?

Don't budget a number. Budget a step.

Send the address to an independent local agent the same week you start looking seriously, and definitely before you write an offer. A quote takes a day or two, costs you nothing, and it's the only figure in this entire article that applies to your house.

One warning about lender estimates. The insurance number in your early loan estimate is usually pulled from a statewide table, and on the Coast it's frequently low. When the real quote comes back higher, your monthly payment moves, your debt to income ratio moves, and sometimes your approval moves with it. You want to find that out in week one of your search, not week three of your contract.
