Do You Need a Separate Wind Policy on the MS Gulf Coast?

Quick Answer: Most buyers on the Mississippi Gulf Coast no longer need a separate wind policy. Nearly every homeowners carrier writing here today includes wind and hail in the base policy, and at least one is offering a flat $500 wind deductible all the way down to the water. The Mississippi Windstorm Underwriting Association, our state wind pool, has become a last resort instead of a starting point. That's a real change from what national websites still tell you, and it can move your yearly cost by thousands.

If you've read anything online about buying a house down here, you've seen the same warning. Three policies. Homeowners, wind, and flood. Budget for all of it.

That advice is out of date.

I asked Kelsey Carlson, CISR Elite, a Personal Lines Risk Advisor with Lemon Mohler Insurance, what she's actually writing right now. Her answer surprised even me.

H2: Do You Have to Buy a Separate Wind Policy on the Mississippi Gulf Coast?

Usually, no. Not anymore.

Nearly all of Kelsey's homeowners carriers are writing wind inclusively on their policies. One in particular, she told me, offers a flat $500 wind deductible all the way down to the coast.

Read that again. A flat $500. Not two percent of your dwelling coverage. Not five percent. Five hundred dollars.

For a $300,000 house, a 2% named storm deductible means $6,000 out of your pocket before the carrier pays a dime. A flat $500 deductible puts you in a completely different position the week after a storm. Same house. Same street. Different carrier.

H2: What Does a Wind Inclusive Homeowners Policy Mean?

A wind inclusive policy covers windstorm and hail damage inside your regular homeowners coverage. One policy. One premium. One place to file a claim.

The opposite is called an x-wind policy. That stands for wind excluded. It covers fire, theft, liability, and a burst pipe, but a hurricane peeling your roof off is somebody else's problem. You have to go buy wind coverage separately.

The Coast ran on x-wind policies for years after Katrina, because carriers wouldn't touch wind risk this far south. That's where the reputation came from. The market has moved since then. Most of the content on the internet hasn't.

H2: Which Carriers Still Exclude Wind on the Mississippi Coast?

Only a handful now. Kelsey named Liberty Mutual and Progressive as two of the bigger ones still writing wind excluded down here.

That matters most if you're moving in from somewhere else. Buyers from Nashville or Dallas usually assume they'll just add the new address to the company they've used for fifteen years. Sometimes that works fine. Sometimes you learn at closing that your carrier will write the house but not the wind, and now you're hunting a second policy with ten days left on a thirty day contract.

Carrier appetite also shifts. Who's writing wind this quarter isn't always who's writing it next quarter. That's the case for using an independent agent who works with a stack of carriers instead of calling one national 800 number.

H2: Is the Mississippi Wind Pool Still Your Only Option?

No. And for most homes, it shouldn't even be the first call.

MWUA is the state's insurer of last resort for wind and hail in the six coastal counties: Hancock, Harrison, Jackson, Pearl River, Stone, and George. It exists so a homeowner who can't get wind coverage anywhere else still has a door to walk through.

Kelsey was blunt about it. She said she honestly couldn't tell you the last time she wrote a policy with MWUA, and that she very rarely comes across a risk that doesn't fit with any other carrier. When a home genuinely needs wind only coverage, she said there are several private market options to work through first.

The wind pool still matters. If your roof is old, the house sits right on the water, or there's a rough claims history on the property, MWUA might be the only thing available. But starting there, before anybody has shopped the private market on your address, can cost you real money every year you own the place.

H2: What Should a Coast Buyer Do Differently Now?

Get quotes before you write the offer. Not after.

The gap between a wind inclusive policy and an x-wind policy with separate wind coverage is not small. Kelsey put the spread between a wind inclusive homeowners policy and the same policy with the wind portion excluded at somewhere between a $700 policy and an $8,000 one, depending on the house.

That's not a rounding error. That's a car payment. And it gets decided by which carrier will write the house, which comes down to the roof, the construction, how far you are from open water, and what's been claimed on that address before.

So the order is simple. Find the house. Send the address to an independent local agent before you write. Ask three specific questions. Is wind included? What's the wind deductible? Is it a flat dollar amount or a percentage of dwelling coverage? Then decide what you can live with.

The three policy rule you keep reading online is a leftover from a market that already changed. Most buyers on the Coast today can get wind included in one homeowners policy, and a few of those policies carry deductibles that will surprise you in a good way. Get a real quote on a real address before you fall in love with a house. That one phone call is worth more than every insurance calculator on the internet.
