Much of Woolmarket is served by the Harrison County School District, not the Biloxi Public School District. And because it's inside city limits, Biloxi property taxes and zoning rules apply.
Buyers find Woolmarket because they want more room than they'll get closer to the beach. That part's true. But Woolmarket has a few quirks that catch people off guard, and it's better to know them before you fall for a house.

The name goes back to the 1800s. According to the Biloxi Historical Society, the community on the Biloxi River became a hub for buying and shipping raw wool from sheep ranchers to the north. Today it's a mix of older homesteads, newer subdivisions, and land along the river.
Being in the city has a cost side, too. Woolmarket homeowners pay Biloxi city property taxes on top of county taxes, so run the tax numbers on any home you're serious about. Once you close, don't forget to file your homestead exemption with the county.

Which schools serve Woolmarket?
This is the question that surprises people most. Even though Woolmarket is inside Biloxi city limits, much of it is zoned for the Harrison County School District, not Biloxi Public Schools.
Schools in the area include Woolmarket Elementary, which serves kindergarten through sixth grade, and North Woolmarket Elementary and Middle, which serves kindergarten through eighth grade. North Woolmarket feeds into D'Iberville High School, which is also part of the Harrison County School District.
School zones follow addresses, not ZIP codes or neighborhood names. Before you write an offer, confirm the zoned schools for that exact address with the district. For current letter grades, check the Mississippi Department of Education's report card site, since grades are updated every year.
Do Woolmarket homes have city water and sewer?
Many do, but don't assume every property does. When Biloxi annexed Woolmarket, the city started running water and sewer lines south of Interstate 10, where most residents lived, and then worked north along Highway 67.
That means a home on a few acres farther out may still use a private well, a septic system, or both. Neither one is a deal-breaker. You just want to know before you're under contract.
Ask the listing agent how the home gets its water and where its wastewater goes. If it's septic, plan on a septic inspection during your inspection period. If it's a well, get the water tested. Both are cheap compared to finding a problem after closing.
What should buyers know about flood zones and insurance in Woolmarket?
Being north of the beach doesn't mean a home is out of a flood zone. Woolmarket sits along the Biloxi River, and properties near the river or low-lying creeks can land in a higher-risk zone. Two homes a mile apart can have very different flood maps.
Look up the FEMA flood zone for the exact address, and ask the seller for an elevation certificate if one exists. If a listing is marketed as river front, read up on the different kinds of waterfront first. They don't insure the same way.
Being inside Biloxi city limits means city fire protection, and a home's fire protection class is one of the things that can change how much insurance costs. That's why I tell every buyer out here to get an insurance quote before you write an offer.
What kinds of homes and lots will you find in Woolmarket?

If you want land, check the rules before you buy. City limits bring city zoning, so things like livestock, a second structure, or running a business from home depend on the parcel's zoning. Some subdivisions also have their own covenants. Ask for both before you plan around them.
Prices swing a lot out here because lot size varies so much. A house on half an acre and a similar house on five acres aren't really comparable. When you're judging value, compare homes with similar land and square footage, and check the latest Biloxi market data for the bigger picture.

Most Woolmarket addresses are roughly a 15- to 25-minute drive to Keesler Air Force Base, depending on where you start and the time of day.
