This post is part of our Keesler AFB PCS guide.
Quick Answer: Keesler AFB and NCBC Gulfport share the same 2026 BAH rates, because both sit in the Gulfport Military Housing Area, MS168. An E-5 with dependents gets $1,602 a month, an E-7 gets $1,770, and an O-3 gets $2,040. At a 7.40% rate as of October 8, 2026, an E-5's BAH covers principal and interest on about a $226,000 home bought with a zero-down VA loan. Property taxes and homeowners insurance come on top of that and can add several hundred dollars a month on the Coast. BAH can cover a mortgage here, but only if you shop by the full monthly payment, not the price.
How much is BAH at Keesler and NCBC Gulfport in 2026?
It's the same at both bases. Keesler and NCBC Gulfport are both in the Gulfport Military Housing Area, code MS168, so an airman in Biloxi and a Seabee in Gulfport at the same grade get the same amount.
For 2026, E-1 through E-4 with dependents get $1,509 a month. An E-5 gets $1,602, an E-6 gets $1,620, and an E-7 gets $1,770. On the officer side, an O-1 gets $1,614, an O-3 gets $2,040, and an O-4 gets $2,379. Rates without dependents are lower. An E-5 without dependents, for example, gets $1,365.
New BAH rates typically take effect January 1. If you're closing in early 2027, plan with the 2027 number once it's posted. Always confirm your exact rate with the Defense Travel Management Office BAH calculator.
How much house does BAH cover on the Coast?
Less than most families expect once taxes and insurance are added in.
Here's the principal and interest side alone. At Freddie Mac's 7.40% average as of October 8, 2026, with zero down and the VA funding fee rolled into the loan, an E-4's $1,509 covers about a $213,000 home. An E-5's $1,602 covers about $226,000. An E-7's $1,770 covers about $250,000, and an O-3's $2,040 covers about $288,000. Run your own numbers through a mortgage calculator, because your rate may be different.
Now compare that with prices. Redfin put the Biloxi median sale price at $279,748 in June 2026. Principal and interest on that, with zero down and the funding fee financed, runs about $1,979 a month. That's roughly $377 more than an E-5's BAH before you pay a dime of taxes or insurance. Gulfport came in lower, at a $216,382 median in June 2026, or about $1,530 a month in principal and interest.
What do taxes and insurance add to the payment?
Often several hundred dollars a month, and that's what decides whether BAH works.
Insurance varies more by address than by town. A newer home on high ground and an older home near the water can be far apart, even at the same price. Get a sense of what coverage runs on this coast. Then quote the specific address before you write an offer.
Property taxes depend on the county, the city and whether you file for homestead. If Mississippi is your home of record or you plan to make it your residence, look at the homestead exemption. It lowers the bill, and you must own and live in the home on January 1 to claim it for that year. Also know that your tax bill can jump the year after you buy, which can raise your escrow.
Is it smarter to buy or rent with your BAH?
It depends on how long you'll be here and what happens to the house when you leave.
If you rent, BAH is designed to cover most of a typical rental in the area, and you walk away clean when orders come. If you buy, part of every payment builds equity, and you may be able to rent the house out after you PCS. That can work well, but only if the rent would cover the payment and you're ready to be a landlord from another duty station.
A short tour makes buying riskier. Selling costs can eat the equity you'd build in two or three years. A longer tour, or a plan to retire here, makes buying a lot easier to justify.
How can military buyers make the numbers work?
Start with the loan and the location, then let the price follow.
A VA loan lets you buy with zero down and no monthly mortgage insurance. Putting 5% down lowers the first-use funding fee from 2.15% to 1.5%, and veterans with a service-connected disability rating are generally exempt from the fee altogether. Ask a lender how they count BAH as income. Because it isn't taxed, some lenders can count it at a higher amount when they qualify you.
Look at the whole area, too. D'Iberville and parts of north Gulfport can put the payment closer to your BAH, with a reasonable drive to either base. Mississippi veterans should also look at the Veterans' Home Purchase Board.
An assumable VA loan with a lower rate can change the math more than any price cut. If you're looking at older homes to stretch the budget, know what VA appraisers flag before you write the offer.

The Bottom Line
At Keesler and NCBC Gulfport, BAH can cover a mortgage, but not on every house and not at every grade. Principal and interest are only part of the payment. Taxes and insurance decide whether you're on budget or writing a check every month. Start with your exact BAH, a real insurance quote and a lender who understands military income. Then shop by the full payment. Our buyer's guide walks through the steps.
When you're ready to look, start with homes for sale in Biloxi.
