Those aren't three answers to the same question. Zillow's index covers all housing stock in a broad region that includes a lot of unincorporated Hancock County. The median sale numbers cover only what actually sold through the MLS, and that pool tilts toward Old Town and property near the water. So the gap tells you something useful: the houses that trade in Bay St. Louis are not the average house in the area. Days on market runs long here compared to the Coast generally, with published figures ranging from roughly 36 days to over 90 depending on the source and the month. Unincorporated Hancock County, including Kiln and Lower Bay Road. Acreage, larger lots, and a different service picture entirely. Waveland. A separate city immediately south with its own utility department and its own taxes. Worth touring on the same trip, since most of Waveland sits in the same school district as Bay St. Louis.
Every one of those descriptions is a starting point, not an answer. Flood zone, school assignment, and utility provider all change by address, sometimes within the same subdivision.
Getting Around and Getting to Work

I-10 is the spine, and it's the route almost everyone uses to New Orleans. The market moves slowly. Homes here sit longer than they do in most Coast towns, which is good news buying and harder news selling. If there's any chance you'll need to move again in three years, price that in.
Medical care and airline options are thinner than New Orleans. You're driving to Gulfport, Biloxi, or back to New Orleans for a lot of specialist care and most flights.
And the drive is a drive. Sixty miles each way is fine at two days a week and grinding at five. Test it before you commit, at the hour you'd actually leave.

90 to 60 days out. Get pre-approved. Pull FEMA flood zone information for every area you're considering. Start insurance quotes now, not later. Decide whether you want city or unincorporated. Book the house-hunting trip.
60 to 30 days out. Take the trip and drive the commute at the real hour. Get written insurance quotes on the specific addresses you're serious about. Make an offer. Schedule inspections and ask about roof age, drainage, and elevation.
30 to 7 days out. Apply for utility service. Order internet. File your change of address. Bind insurance effective at closing, because coverage generally can't be bound once a named storm is close.
Move week. Walkthrough, close, confirm utilities, and start the 30-day registration clock the day you establish residency.
