The part that catches Alabama movers is what happens at the counter. Mississippi charges an ad valorem tax on each vehicle at registration, based on assessed value and your local millage rate. With two or three vehicles, that's a real number in your first month, and it isn't how Alabama does it.
Your driver's license is a separate trip. Mississippi DPS wants two proofs of residency dated within the last 60 days. If your Alabama license is still valid, you skip the knowledge exam. If it's expired, you take it.

So when you're shopping north of the interstate and the listing says Gulfport, that tells you almost nothing about which schools you're assigned to. Confirm it with the district office by address before you write an offer. Listing-site school data comes from a third-party vendor and is explicitly not guaranteed. For performance information, the Mississippi Department of Education publishes accountability reports, and families should review those and tour campuses themselves.
What Homes Cost Right Now
Careful with the geography here, because the numbers change depending on which one you're looking at.
Zillow's typical home value for the City of Gulfport was $206,371, up 0.7 percent year over year, with homes going pending in about 30 days, on a page updated May 31, 2026. Homes.com reported a median sale price of $231,900 for Gulfport. Movoto showed a median list price of $269,000 for August 2026 with a median 100 days on market.
Those measure different things. Typical home value covers all housing stock. Median sale price covers what closed. Median list price covers what's sitting on the market right now, which is why it runs highest. The days-on-market spread between 30 and 100 is too wide to call, and it likely reflects different definitions rather than a market that changed.
For a Mobile buyer the practical takeaway is that Gulfport is not an expensive market, and north of I-10 you're generally buying more square footage and more land per dollar than you are south of it. The 39503 zip covers most of the north side and is the busiest zip in the city for listings.
Comparing Areas North of I-10
Orange Grove. Established residential along the Highway 49 corridor, a wide mix of build years, mostly subdivision lots rather than acreage. Some addresses are inside city limits and some are not, and the boundary is not obvious from the road. Harrison County School District serves Orange Grove Elementary.
Lyman. Farther north along Old Highway 49, larger lots on average, more mixed housing stock, more properties on septic and well. Harrison County School District.

Saucier. Genuine acreage territory, roughly 20 minutes north of the interstate depending on route and hour. If land is the point of the move, this is the comparison. Expect septic, well, and propane rather than city services. Harrison County School District.
North Gulfport. Closest of the group to the interstate and to downtown Gulfport, older housing stock, smaller lots, and a mix of incorporated and unincorporated addresses. Served by Harrison County School District through North Gulfport Elementary and Middle.
Every one of those is a starting point. Flood zone, district assignment, utility provider, and city-versus-county status all change by address, sometimes within the same road.
Getting to Work
I-10 runs straight from Mobile to Gulfport, roughly 90 miles. Highway 49 is the north-south spine that connects everything above the interstate to downtown Gulfport and the beach. Drive time depends on the hour, so test your own commute at the time you'd actually leave.
The employers worth knowing: Keesler Air Force Base in Biloxi, the Naval Construction Battalion Center in Gulfport, the Port of Gulfport, Memorial Hospital, and further east, Ingalls Shipbuilding and Chevron in Pascagoula. If your job is in Pascagoula, understand before you buy that you're adding real interstate miles from anywhere north of Gulfport.
You can also take the train. Amtrak's Mardi Gras Service began August 18, 2025 and runs twice daily between New Orleans and Mobile, and both Mobile and Gulfport are stops. Utility service north of I-10 depends entirely on whether your address is inside Gulfport city limits. Inside the city, water and sewer come from the City of Gulfport, and their utility billing line is (228) 868-5700. Outside the city, water and sewer often come from the Harrison County Utility Authority, whose office is at 10271 Express Drive, Gulfport, north of the interstate. Some properties are on private well and septic instead, which is normal out there and just means two more inspections. Electric is either Mississippi Power or Coast Electric depending on the address.
On insurance, here's the correction most people need. Moving north of I-10 does not take you out of the Mississippi wind pool. The Mississippi Windstorm Underwriting Association covers all of Harrison County, along with Hancock, Jackson, Pearl River, Stone, and George. Your flood zone may improve significantly inland, and your premium may come down, but the county-level structure doesn't change at the interstate. Wind deductibles on the Coast are commonly written as a percentage of dwelling coverage rather than a flat dollar amount. Get quotes by address and ask what your percentage works out to in dollars.
What This Move Actually Costs
Tags first, because of the deadline and because it's the surprise. Registration is at the Harrison County Tax Collector within 30 days, and includes ad valorem tax per vehicle. Call them with your VINs and get a real number instead of guessing.
Driver's license is a separate fee at DPS. Utility deposits vary by provider. Insurance is address-specific. If you're buying north of I-10, budget for a septic inspection and a well water test on top of the standard home inspection, because a lot of that inventory has one or both.
Everything else in a move from Mobile is cheaper than most relocations, simply because it's a 90 mile haul rather than a cross-country one.
The Tradeoffs
North of I-10 you trade proximity for space. That's the whole deal. More land, more house, lower prices, and a longer drive to the beach, the hospitals, and the airport.
You're also trading city services for county services in a lot of cases. Septic instead of sewer, well instead of city water, and a longer wait when a storm knocks out power on a rural line.
The insurance savings inland are real but smaller than people expect, for the reason above.
And the market moves slowly. Days on market in Gulfport runs long by national standards. Good news buying, harder news if you might need to sell in a few years.
A Realistic Timeline for a Fast Move
Weeks 1 and 2. Pre-approval, insurance quotes, flood zone lookups, and a decision on city versus county. Confirm school assignment before you tour, not after.
Weeks 3 and 4. Tour, drive the commute at the real hour, get written insurance quotes on your top three addresses, make an offer, schedule inspections including septic and well if applicable.
Weeks 5 through 7. Utilities, internet, change of address, bind insurance effective at closing, confirm closing details.
